Our spending programmes
We carry out regular improvement, modernisation and repair programmes to maintain the quality of properties available to our tenants.
One of our main objectives is to ensure all our properties continue to meet the government’s decent homes standard. Subject to funding, we will also be pushing ahead with improvement programmes which go beyond this minimum standard.
Typically, our capital programmes include:
- fitting PVCu double glazed windows and doors
- refurbishing kitchens and bathrooms
- upgrading central heating systems
- re-wiring homes
- re-roofing homes
- externally painting homes
- carry out disabled adaptations
- replacing balconies
How we spend money on housing – ‘worst first’
In deciding how money is spent on housing, the overriding principle has always been to tackle the worst properties first.
A condition survey of all of our housing stock takes place every four to five years, with supplementary sample surveys carried out each year to check on rates of deterioration. This is done to establish the condition of certain elements of a property (such as gutters, walls, windows, and doors).
